Best Buys List Incline Village, NV Week of 4/29/08

Sometimes a little Spring Cleaning is all you need to get the flow of energy going.  This week a couple of the Best Buys have gone into escrow.  In condos over $1Million, 198 Country Club #7, which is a free standing condominium in Country Club Villas was listed at $1,095,000 and is already in escrow.  In homes under $1Million 624 Tumbleweed listed at $700K is now in escrow (No surprise!).  This just proves the point that well priced homes in this market are what is moving.  Testing the market with high priced listings only works in an extreme sellers market.  Pricing aggressively and ahead of the market brings activity.

From this weeks tour we have added some new fresh inventory and a couple of re-list!  One was already on the BBL in the past.

Condos under $500K

831 Robin #4 is currently listed in the Reno MLS for $334,900 and is in foreclosure.  This condo has a one car garage, 3 bedrooms, 2 baths and 1363 sqft of living space.  Apparently the bank is rethinking the price every 30-45 days.  Keep on the lookout for more info on this one.

Condos $500K-$1Mil

136 Juanita #44 listed at $549K has 1506 sqft of living space with 3 bedrooms, 2 bathrooms has a nice setting in the complex and faces the common area.  It just recently was reduced from $599K.

Homes Under $1Mil

688 Tumbleweed listed at $639K has over 1700 sqft, plans to expand and is a great starter home for someone or a wonderful weekend get-a-way cabin.  There are some filtered views of the lake and at this price point…it makes this Serendipty style home a best buy.

847 Tyner back on the market with new price and new agents.  The sellers are getting serious now with ‘As Built Survey’, ‘TRPA Site Plan’ and Dale Smith-Architect looking at addition for garage, etc.  This home was on our Best Buy List previously, but with all the unknowns…Can you add a garage, is there extra coverage, will the structure support a hot tub…yadda, yadda, yadda!  The lower price will help too.  This property has a ‘million dollar view’ and with some help could be a pretty fabulous property.

Homes $1Million to $2Million

919 Driver Way listed at $1,295,000 is a SMOKIN’ deal.  This property has an incredible setting on the golf course (seems to be out of the danger zone too) with 2894 sqft of living space, 4 bedrooms, 3 baths.  No doubt, it’s a fixer upper, but boy does it wreak of potential.  There are plans for the full remodel to bring the residence up to 3500 sqft and the plans read up to 4834 sqft of allowable coverage.  If you are shopping for a remodel or scraper, we would highly recommend checking out this property and quickly.

New Construction

346 Winding Way was reduced from $1,795,000 to $1,699,000.  This house is brand new and offers some wonderful details on the inside.  If only you could move the highway, this house is perfect.  Perhaps the addition of a fence in the yard and some additional landscaping with extra trees and a water feature would make this issue go away?
