Another week of Summer has blown by, another 20 properties on tour and 7 repeats. No ‘Best Buys’ to add to the list. A few were borderline…650 Lakeshore is a beautiful new listing and new build but at $1050 a sqft…not sure if it meets all the criteria (namely price). It had a wonderful deck with it’s own fireplace and an additional sleeping area off the master…guess if you are mad at your spouse they don’t have to quite sleep in the dog house for $4.85 Mil. 557 Lakeshore Blvd #116 seems to be another that is marginal as a Best Buy with buoy, great lakeview and completely furnished. And then…there were a few that were just WAY off base. Two in particular that I had to go and see, just because of the price.
Country Club Villas #33 which quickly made the list on all counts just closed yesterday (listed at $1,095,000) for $1,070,000. It was only on the market for one day. 868 Donna originally listed at $855, dropped to $799 and finally closed at $755, that’s a pretty good price on this nicely remodeled home, smaller, yet sits on a huge lot. 1077 Sawmill started at $1,750,000, dropped to $1,699,000 and then quickly sold at $1,625,000 (I think the Seller’s scored on this one). Although it was nicely remodeled, the house seemed very small for such a large price tag. Lastly, this week…803 Geraldine FINALLY went into escrow. This home has dropped prices more times than any other I know. But, listed at $449K…what a deal!
