Staying true to the current market conditions and this time of year, things are S-L-O-W !  Yikes!

Amazingly there were 12 New listings on the market.  8 Condos, 1 PUD (Planned Unit Development or Freestanding Condo) and 2 Single Family Residences (SFR’s).  Click on the links for more details.

For Price Changes there were 22 total, 4 in Condos, 3 PUD’s and 15 SFR’s.

Sadly there was only 1 new escrow in SFR at 960 Garen.  This house has been on the market for over 2.5 years and has endured price reduction after price reduction.  Finally someone sees the value in this cute cabin on top of the hill.  Stay tuned for the closing value.

As far as properties SOLD this week, there is only one to report of and it was only on the market for a total of 18 days.  The PUD is located in Sierra Bouquet (A complex that rarely comes on the market).  Listed and sold at $1,170,000 is 913 Southwood Blvd. #3.

For the market rejects (or properties expired/withdrawn from the market), there were a total of 14 this week.   7 were Condo’s, 4 PUD’s and 3 SFR.  For these sellers, I would again like to remind you that price and amenities is what is driving Buyers in today’s market.  Unless you are the cream of the crop with the best prices, your chances of selling are slim.  If you are a Seller…visit our website today to see what you can do to your home to improve your chances of selling in a declining market.
