This week in the Incline MLS there were a total of 15 new listings on the market. 7 condos, 1 PUD or Planned Unit Development and 7 Single Family Homes.
There were also quite a few price reductions as sellers scramble to get their homes sold. 11 condo price reductions, 2 PUD price reductions and a total of 8 single family home price reductions. Lets talk about these price reductions for a minute too. There are a few to add to the Hot Buy List. Two Tahoe Racquet Club’s worth mentioning are 989 Tahoe Blvd #89 which just reduced to $225K. It was nicely remodeled but apparently the owners came up this week to take everything and anything they could, including all the appliances, some fixtures and the granite counter tops. WOW!. #73 also reduced to $260K. Not bad for one of the larger units with a loft. 825 Southwood #8 reduced to $169,900 and although the complex is not so great, it is clean and nice. Be careful in this complex and there are many foreclosures and short sales listed already. Get the best deal possible! Two McCloud units also reduced in price…144 Village, a one bedroom reduced to $399K and 947 Incline Way, a 2 bed 2 bath reduced to $439K. 929 Northwood #6, a Third Creek Unit just reduced to $579K not bad for another 2 bedroom 2 bath with pool and hot tub in the complex. On complex worth mentioning just listed several of the units, 915 Incline Way. This is a specialty complex as it is considered moderate income housing. You cannot make more than $90K per year and the sales are restricted to a certain number that is adjusted by the yearly market. A few single family homes worth mentioning are 996 Wedge Court which just reduced to $2.1Mil. This home is brand spanking new, beautiful and a short sale. 682 Ralston just reduced to $625K and is a wonderful open floor plan style home with 3 bedrooms 2.5 baths next to forest service. Lastly if you are shopping for lakefront homes, 585 Lakeshore just reduced to $34Million. What a deal!
There were only a few new escrows opened, 1 condo, 1 pud and 1 single family home.
Sales for the week were 2 for condos, 0 puds and 2 single family homes.
Market rejects or homes that have come off the market because they did not sell are all related to price. There is a buyer out there for EVERY home, in these market conditions though….it is ALL about the PRICING! This week there were 2 condos that came off the market, 0 puds and 7 single family homes.
